This is an exceptional Building Manager opportunity for one of Southport’s most revered and sought-after buildings, a Residential only residence where the Building Manager and Staff are directly employed by the Body Corporate ensuring this is one of the most efficient and smoothly run buildings on the Gold Coast. Featuring over 170 Luxury Apartments spanning 30 Floors, this 5-star building has been exceptionally designed, has 24/7 security and includes stunning facilities, including a gym, in and outdoor pools, heated spas, barbecues, 2 tennis courts, function room, meeting room and a library.

We are seeking an exceptional hands-on and relationship-focused full-time live in Building Manager to live and work onsite. The Building Manager shall report to the Body Corporate Committee and have a friendly and engaging personality when dealing with lot owners, Residents, committee members, Staff, Service providers and Body Corporate Managers.

The Building Manager will have 5 permanent Staff to assist with the running of the Building and a number of service contracts to manage.

The successful applicant will need to demonstrate the following:
  • Minimum 5 years High Rise Residential Building Management experience with a sound understanding of the Body Corporate and Community Management Act 1997 and other relevant legislative requirements.
  • A sound technical knowledge and experience with Mechanical, Electrical and Structural systems found in High Rise Residential Buildings and will ideally have a relevant Building Trade Qualification or a proven track record in Residential Building maintenance at the Management level.
  • Experience in planning, organising and documenting the maintenance carried out.
  • Experience in working with Building Maintenance Management System Software, would be highly regarded.
  • Ability to prepare wages and payments runs, prepare 10 year cash flow forecasts using excel spreadsheets for Administration and Sinking funds, as well as marina Admin and Sinking funds, prepare annual budgets, manage expenditure against budget and report monthly to the committee on the financial health of the Body Corporate finances.
  • A thorough understanding of the Body Corporate and Community Management Act and ByLaws, Fire Safety regulations, Body Corporate maintenance and service contracts.
  • Most importantly you will have a proactive attitude, be team-orientated, and have a high level of communication both written and verbal.
Remuneration will include $80,000-85,000 plus super plus accommodation costs (2-bedroom, 2-bathroom, 2 car spaces).
