About the Role

Reporting to the Senior Property Manager, you will be responsible for the end-to-end management of a portfolio of commercial properties. This includes financial performance, tenant relationships, leasing outcomes, and ensuring properties are maintained to a high standard.

You will play a key role in maximising asset performance, minimising vacancy, and delivering strong tenant satisfaction, while ensuring compliance and operational excellence across the portfolio.
  
Key Responsibilities

• Manage financial performance including budgeting, outgoings, CAPEX, and monthly reporting
• Oversee rental arrears, debt recovery processes, and invoice approvals
• Manage lease administration including renewals, rent reviews, and negotiations
• Maintain strong tenant relationships and ensure compliance with lease obligations
• Work with external agents to minimise vacancy and secure new tenants
• Conduct regular site inspections and maintain property condition reports
• Coordinate maintenance, contractors, and capital works projects
• Ensure properties meet all statutory compliance and risk requirements
• Maintain accurate property records, tenancy schedules, and system data
• Liaise with internal and external stakeholders, providing clear communication on property performance

About You

• Previous experience in commercial property management (3–5+ years preferred)
• Strong understanding of leases, outgoings, and financial management
• Ability to manage multiple assets and priorities in a fast-paced environment
• Excellent communication, negotiation, and stakeholder management skills
• High level of organisation, attention to detail, and initiative
• Proficient in Microsoft Office and property management systems (Adept or similar desirable)
• Current driver’s licence and ability to conduct site visits
